The original planning application by Jones Homes in September 2025 for 84 houses on Green Belt farmland off Welton Drive and Stockton Road was overwhlmingly rejected.

Hundreds of local residents and nearly every statutory consultee objected to or recommended refusal of the plans, including:

  Environment Agency — flood risk assessment non-compliant

  Lead Local Flood Authority — no adequate drainage strategy

  United Utilities — drainage hierarchy not investigated

  CEC Environmental Protection — missing noise assessment

  CEC Ecology — incomplete wildlife surveys

  Manchester Airport — bird hazard concerns

  Cheshire Fire & Rescue — incorrect emergency vehicle specifications

As a result, Jones Homes have spent nearly a year drawing up revised plans. We expect these to be submitted in the coming weeks. When they are, everyone who objected before will need to object again — previous objections do not automatically carry over to amended plans.
